The fall season is a great time to make renovations to your home because you start having the Texas weather on your side. The Dallas summer heat has begun to wane, and who doesn’t enjoy being outside in cooler weather.

The exterior of your house is the best place to start revamping your home for the new season. Whether you are planning to sell, or just want to refresh your home before the holiday season, the outside is the first thing you, potential buyers, and visitors see when they drive up. Give your house a fresh new face with these 6 easy upgrades.

1. Declutter Your Yard

This no-cost DIY upgrade is the first place to begin before undertaking other home renovations or remodeling projects. Curb appeal isn’t just about impressing your neighbors. It’s also about creating a serene, welcoming environment to come home to every day.

Starting with a clean slate will help you clearly see your home’s condition without all the distractions.

Begin by picking up kids’ toys, storing garden tools, and removing excessive lawn ornaments. Not only are they tripping hazards, but they can also make your home look unkempt and in disarray. Discard anything damaged or worn-looking. Think neat, clean and organized.

2. Upgrade Your Windows

Credit: Nathan Fertig on Unsplash

Dirty, dingy windows can make your whole house look sad and tired. Get rid of the grime and give them some sparkle and shine. A bucket of vinegar and water, a dash of soap, a big sponge, a little elbow grease, and a drying cloth or squeegee will go a long way to improving your view. It’s budget-friendly, too.

Once your windows are squeaky clean, you can add window boxes planted with lush foliage or bright blooms, install removable window grids, or hang exterior shutters in a bold, statement-making color.

If your home’s windows are old and drafty, an upgrade will save you on heating costs and be a great selling point in the future, with a nearly 70% return on your investment. You can even bring in more light and brighten up your home by converting two standard windows into a full-length sliding glass door or a set of elegant French doors.

Whether your windows need a quick clean, a simple upgrade, or a total makeover, taking the time to take care of your windows is a great way to update the look of your home.

3. Put On a Fresh Coat of Paint

Fall is a great time to tackle outdoor painting projects. A fresh gleaming coat of paint will make your home look almost new again.

If a full exterior makeover isn’t in your budget, even painting the trim, fascia, and door can enhance your home’s look

Brush or power wash away any cobwebs and dirt and debris first. Then sand any flaking or peeling areas, and replace any damaged wood, before painting. Choose a cool, dry day with low humidity for best results.

4. Install New Garage Doors

Credit: Luis Yanez on Pexels

Switching out your old garage doors for new ones will immediately improve the look and function of your home. With today’s wide range of designs and materials, there’s no shortage of options to upgrade your garage’s face in a way that complements your home’s architectural style. You can choose a neutral tone, a rich wood look, or introduce a pop of color for a cheery contrast.

Additional details like unique hardware, potted plants, sconces or overhead lighting, and decorative stonework will give your garage a welcoming new look. And, if you are planning on selling, this fairly inexpensive exterior remodel is a good investment as it will give you a high rate of return come sale time.

If you want to take your garage renovations a bit further, you can remodel the interior of your garage, too!

5. Refresh Your Deck or Patio

If you don’t keep an eye on your patio or deck, weather can sneak up and wreak havoc on wood decks, and weeds can invade your patio. But with the help of a power washer, a pair of gloves, and a cool, sunny afternoon, you can add new life to your old deck or patio.

Don’t have a deck or patio? Well, get ready for peaceful evenings and fun gatherings by having a deck or patio built! They’re not only great for summer but they’re great for all seasons whether you’re entertaining guests or just want a relaxing evening outside.

This is another good investment when it comes to resale, but after you have your new deck or patio built, you just might not want to move! Both add value to your home and give you more outdoor space to sit and enjoy gatherings with your family and friends. You can even add features like a stone fire pit, fountain, or outdoor kitchen, to really enhance your outdoor living space.

6. Upgrade Your Home’s Facade With New Siding

Credit: Erik Mclean on Pexels

Siding has come a long way since the days of the old aluminum planks. Today’s options include vinyl, wood, aluminum, steel, fiber cement, brick, and manufactured stone veneer, some in a multitude of colors. All can all improve the look of your home.

Fall is a great time to have your home resided due to the milder weather. And, you’ll get a great return on your investment if you decide to sell.

People with disabilities should be able to live comfortably in their homes. Whether it’s you or a loved one that lives in your home who has a disability, you may be considering renovations to make your home more accessible.

Before starting renovations, you should consider the personal needs and condition of your loved one or yourself so everyone gets the absolute best benefits from the added modifications. Since there are many different types of disabilities that each requires different modifications, how do you know where to start renovations? Start by considering these 8 accessible home renovation ideas and decide which may be the best fit for your home.

1. Build Ramps on Entrances

Ramps are one of the top mobility tools you should consider installing in your Dallas home to make it accessible for people in wheelchairs and those who have trouble climbing steps. Whether on the main entrance, on the back door, or both, ramps are important to be able to easily get in and out of the home. Keep in mind that permanent ramps require a permit from the local government, so be sure to get one before starting construction.

2. Widen Doorways and Hallways

The next thing to do to make your home even more accessible is to widen the doorways and hallways. For wheelchair accessibility, you should have at least 32 inches wide openings while around 34 to 36 inches wide for maneuvering walkers. However, offset hinges should do if you only need to add a few inches of doorway clearance.

3. Install Grab Bars and Toilet Riser

As we all know, the bathroom is the most accident-prone area in the house, especially for people with disabilities. So, installing grab bars around the toilet and shower area is something you should highly consider. Additionally, getting a toilet riser would benefit most people with difficulties controlling their lower extremities.

4. Opt for Step-In Showers

While traditional bathtubs with showers may seem more save space, people with disabilities may struggle with shower baths. Remodeling your bathroom with step-in showers will be a safer and more accessible option. You can even add a shower bench or shower seat for added support.

5. Slip-Resistant Floorings

Another way to ensure safety throughout your house is to have slip-resistant floorings, from the type of hard flooring materials to carpet and rugs which can cause tripping. Slip-resistant floorings should also be in the kitchen and bathroom, where the floors get extra slippery when wet. Also, make sure all rugs have the ends secured so they don’t cause a tripping hazard.

6. Lower Closets and Cabinets

Since most people with disabilities have difficulty standing or stretching, another good home renovation idea is to build closets and cabinets lower than the recommended standard height. This goes for the kitchen and bathroom counters and sinks, allowing them to move and do things they need. Moreover, it is ideal to have lower closet rods around two feet from the floor, so people in wheelchairs can access them.

7. Add Space Beneath the Sink and Vanity

Aside from mobility tools, adding space beneath the kitchen and bathroom sink can make it easier for people in wheelchairs to wash the dishes, brush their teeth, and simply have better access to the sink areas. It may also be more convenient to switch traditional vanities with open space under the sink and create lower storage.

8. Consider a Platform Lift

If you plan to remodel your house, consider platform lifts powered by hydraulics. This will allow people with disabilities to reach lifted areas independently. This equipment can also replace ramps to provide access to other elevated areas in the house.

Choose The Accessible Modifications That Personally Work For Your Family

Overall, people with disabilities should have custom-made housing to make their lives comfortable and allow them to be independent. While everyone who has a disability has different needs and concerns, this list is a great place to start when considering the home renovations that work for your family. Non-disabled individuals can also benefit from renovating homes to make them more accessible for their day-to-day needs.

Countertops are important because they are usually the first thing people notice in a kitchen and are one of the most used kitchen elements. In the bathroom, countertops are important because they hold all our important toiletries and must withstand consistent usage throughout the day.

Whether it be for an entire kitchen remodel or bathroom remodel or to simply replace wear and tear when it’s time to change out your countertops there are so many different options. It can get overwhelming when you consider all the different factors that go into choosing the right countertops.

Natural stones are a great material to consider due to their durability and visual appeal although they can get pricey quickly. Popular natural stones like granite and marble may not fit into everyone’s budget but that’s okay because we’ve got you covered.

The following 5 stone materials are affordable and provide the best benefits of natural stones for countertops.

Ceramic Tile

  • Average cost per sq ft: $5 – $7
  • Durability: High
  • Maintenance: Low

Ceramic tile is the most affordable (but still excellent quality) material for countertops on the contemporary market. Ceramic tile is an oven-hardened thin slab of clay or other inorganic materials and it is coated with a glaze that gives it its famous shine.

Ceramic tile is known for its durability and resistance to heat, stains, scratches, and microbial growth. You’ll be able to clean up spills and messes easily without worrying about damage. Talk about getting more bang for your buck!

Not only do ceramic tiles have great durability, but they also come in a variety of patterns and colors to go with almost any kitchen style or aesthetic preference. You can even customize your tiles.

Slate

  • Average cost per sq ft: $55 – $65
  • Durability: High but can be brittle depending on the cut
  • Maintenance: Low

Slate is a metamorphic rock that is highly durable and has an attractive appearance. Slate is resistant to scratching, chipping, and heat and it’s also nonporous making it simple to maintain and clean. This is why you see slate being used for roofing, tables, flooring, and even gravestones.

Compared to other materials on this list, slate is relatively limited in its color availability but includes colors such as black, gray, brown, and pewter. Also, consider rousing the edges of your countertops if you choose slate to decrease the risk of potential harm from sharp, pointy edges.

Soapstone

  • Average cost per sq ft: $55 – $100
  • Durability: Moderate
  • Maintenance: High

Soapstone is another great metamorphic rock material for countertops with a silky, rich feel. It is also highly resistant to staining but you should still regularly treat it with mineral oil and clean it with soap and water to upkeep its stain resistance and feel. It has reasonable resistance to heat but you should still avoid placing hot objects directly on it.

As for colors, natural soapstone typically ranges from a darker palette of grays, greens, blacks, and blue-ish grays. There are some options of soapstone that have swirls of quartz or that have a nearly white background.

Quartzite

  • Average cost per sq ft: $60 – $120
  • Durability: High but susceptible to scratches
  • Maintenance: Occasional sealing

Unlike Quartz which is engineered, quartzite is a naturally occurring metamorphic stone with beautiful patterns and colors that is sometimes mistaken for marble. Quartzite occurs when sandstone is subjected to the compression of tectonic plates which creates high heat and pressure environments.

It’s for this reason that quartzite is resistant to heat (of course) and it is highly durable. Though, it is still susceptible to scratches and stains so it does need some regular maintenance and care. To avoid stains, plan to seal and reseal your quartzite countertops 1 to 2 times a year.

Available colors range from white to gray. If you’re lucky, you may even be able to find hues of pink and red.

Quartz

Photo byPineapple Supply Co on Unsplash

  • Average cost per sq ft: $60 – $150
  • Durability: High
  • Maintenance: Low

Perhaps one of the most popular (and growing) materials for countertops is quartz. This semi-synthetic engineered stone is 93% quartz particles mixed with 7% synthetic substances and comes in a wide range of styles and prices.

Not only is quartz affordable but it also is highly durable. It’s resistant to scratches, heat, and stains and doesn’t need constant resealing for maintenance. Not to mention it’s easy to clean.

Affordable, durable, low maintenance, and easy to clean – it is no wonder quartz is riding in popularity day by day.

Kitchen countertops are one of the most important elements in your kitchen. Not only do they take up the most space and are the most noticeable part of your kitchen, they are also in constant use. This constant usage can cause some simple wear-and-tear or even significant damage so a countertop refresh may be needed sooner rather than later. Even if your kitchen space just needs an aesthetic change, choosing the right countertop replacement can be daunting.

When the time comes to refresh your kitchen with new countertops, there are a few things you’ll want to consider to choose the absolute best countertops for your kitchen. These 5 considerations below will help you choose the right countertop for you and your specific needs.

1. Cleaning

Consider how easy you want to be able to clean your countertops and if you need something more stain-resistant. First, think about who will be using your kitchen and how often it will be used. This will give you a pretty good idea about what kind of stain resistance you will need.

For example, while aesthetically pleasing, granite countertops need constant sealing to prevent stains which may be hard if you have a kitchen that is constantly in use or if you have kids in the house. Marble countertops are similar but even with sealing, they are susceptible to staining.

Stainless steel is popular in commercial kitchens due to its stain resistance but it’s not too visually appealing in a residential home. Solid, nonporous surfaces are the easiest countertops to clean and should be considered for families with kids, large families, or for a constantly used kitchen.

2. Durability/Maintenance

Another consideration worth thinking about is durability and maintenance. Again, think about who will be using the kitchen and exactly how often it will be used. Busier kitchens tend to wear out countertops faster and have more “opportunities” for the countertops to be chipped, scratched, or worn down.

To combat these mishaps, try to get a material that is scratch resistant and heat resistant for long-term durability and lower cost maintenance long term. Quartz and granite are two of the most durable and scratch-resistant materials for countertops. These are followed by recycled glass and concrete materials.

3. Appearance

If you were considering durability only, you could just slap some concrete on for your countertops and call it a day but it most likely won’t look aesthetically pleasing in your kitchen. How your kitchen countertops look is important because it usually takes up the most space in the kitchen making it one of the easiest and first things seen in that room.

If you’re just changing the countertops, it’s a little easier to plan around your kitchen’s current aesthetics. But, for an entire kitchen remodel, be sure to contact a designer and/or keep in mind the overall look of the kitchen and think about how the countertop will fit it. Even if you like a countertop design a lot, it may not fit in with the overall aesthetics so consider its color, pattern, and placement.

4. Health

If you’re considering tiles or non-smooth surfaces, it may increase the risk of bacteria through contamination. This is because the grooves and crevices in non-flat countertops may host bacteria and dirt that are more easily missed or just harder to reach during cleaning. Sealing may reduce some of this risk but it can be more costly in the long run than just getting a flat, nonporous surface in the first place.

5. Price

Of course, you can’t forget about the price. Some surfaces have high upfront costs and/or maintenance costs. Some other surfaces may be cheaper and check all the boxes but may cost more in the long run if you have to replace the countertops more frequently due to poor durability. But, don’t focus on upfront cost alone, consider it along with the other factors mentioned above.

Laminate by far is the cheapest material for countertops and is easy to clean but not too durable long term. Ceramic tile is one of the more affordable stone options. Meanwhile, quartz is definitely more expensive but it’s also durable, damage-resistant, and more affordable than most natural stone materials.

Although taking a nice warm shower can be zen and relaxing, the process of designing one can feel the exact opposite. There are seemingly endless ways to customize a shower, from the design of the surround to the type and number of showerheads. Because there are so many options, it can be difficult to figure out which style of shower is best for your needs and budget. To help you design the spa-like shower of your dreams, here’s a detailed overview of 17 different shower elements including types of shower enslosures, showerheads, door styles, and other shower features.

Types of Shower Enclosures

1. Prefabricated Shower Stall

One of the first design decisions you’ll have to make is whether you want a prefabricated shower stall or a custom tiled surround. Prefabricated showers are usually made of acrylic or fiberglass and come in one piece or several sections that fit together.

Prefab shower stalls are more affordable than tiled showers and easier to install, so you may be able to do the work yourself if you’re handy. Although prefab showers aren’t as luxurious as tile surrounds, they’re a great option if you’re on a tight budget.

2. Tiled Shower Surround

Photo by Christa Grover from Pexels

Prefab stalls come in a limited range of styles and sizes, whereas tile showers give you more flexibility in your design. Tiled showers can be custom-built to fit any space, and you can handpick the color and material of the tiles to match your vision.

Tile showers are usually harder to clean and maintain due to grout lines. They’re also more expensive than prefab stalls. However, if you’re looking to create a spa-like atmosphere in your bathroom, it may be worth splurging on a custom tiled shower.

3. Shower-Tub Combo

If you want a shower and a freestanding tub but don’t have space for both, consider installing a shower-tub combo instead. Like regular showers, shower-tub combos can be prefabricated or custom tiled for a more luxurious look.

4. Wet Room

Turning your whole bathroom into a wet room is a great option if you’re short on space. Small shower enclosures can feel tight and claustrophobic. Installing a fully tiled wet room will give you extra space to move around and make your bathroom feel more open.

5. Corner Shower

Photo by Max Vakhtbovych from Pexels

Corner showers are another great space-saving option for small bathrooms. They come in several different shapes including rectangular, neo-angle, round, and square.

Types of Showerheads

6. Shower Tower

Shower towers are the epitome of luxury. They usually have rainfall and handheld showerheads plus multiple body jets that spray water at you from every direction. All of these features are housed in a sleek, modern panel you can mount directly to your shower wall.

7. Concealed Showerhead

If you’re a fan of minimalist style, you may prefer the way concealed showerheads look. They’re mounted flush to the ceiling to create a sleek, low profile look that blends in with the rest of your shower design.

8. Rainfall Showerhead

Photo by Anna Tarazevich from Pexels

Rainfall showerheads are one of the most popular bathroom fixtures. Although rainfall showerheads can be mounted to the wall, consider installing one on your ceiling so the stream of water falls on your head. You’ll feel like rain is pouring on you from above, creating a relaxing sensory experience that will help you unwind after a long day.

9. Smart Showerhead

Smart showerheads allow you to control your shower using a mobile app or voice assistant like Alexa for added convenience. You’ll be able to turn on your shower and adjust the temperature settings and water pressure digitally so everything’s ready to go before you hop in.

Smart showerheads also have features like LED lighting, built-in Bluetooth speakers, and eco-friendly settings including timed showers and water consumption monitoring. They’re usually more expensive than regular showerheads, but are worth the extra cost if you want to create a fully connected smart bathroom.

10. Handheld Showerhead

If you have pets or kids, a handheld showerhead is a must. Handheld showerheads have long, flexible hoses to provide a steady stream of water wherever you need it. Some handheld showerheads are designed to be used as your main showerhead, while others are secondary attachments.

Shower Door Styles

11. Sliding Glass Door

Sliding glass doors are a great space-saving solution for small bathrooms because they don’t open outward. You can choose a sliding door without a metal frame for a seamless, modern look, or go with a cheaper framed option if you’re on a budget.

12. Doorless Shower

Photo by Vecislavas Popa from Pexels

Believe it or not, you don’t have to include a door in your shower design! Many walk-in showers have a partial glass divider to keep water from splashing everywhere instead of a traditional shower door. Installing an open, doorless shower will make your bathroom feel more spacious and airy.

13. Hinged Glass Door

Hinged shower doors swing open and closed on hinges. Depending on where the hinges are attached, hinged doors may open both outward and inward or outward only. Like sliding shower doors, hinged doors come in framed and frameless styles.

14. Tinted, Textured, or Gridscape Door

To add visual interest to your shower door, you can choose tinted or textured glass instead of clear panels. Gridscape doors that have black grid lines on the outside of the glass are also popular.

Shower Features

15. Built-In Bench

Installing a built-in bench will add a touch of comfort to your shower and give you a place to sit down and relax. Shower benches make it easier to perform routine shower tasks like shaving your legs and provide extra storage for your hair care products. You can even run heating cable under the tile to warm the bench so you stay nice and toasty during your shower.

16. Grab Bars

Adding grab bars to your shower is a great way to make it safer and more accessible. Grab bars have come a long way in terms of design, so you’ll be able to find a style and finish that matches the rest of your bathroom.

17. Steam Generator

Including a steam generator in your shower design will make you feel like you have a sauna right in your bathroom! Steam has a variety of health benefits and can help reduce stress, congestion, and muscle and joint pain.

More than half of homeowners say they’re considering remodeling one of their bathrooms this year to modernize it and improve its functionality. If you’re thinking about undertaking a bathroom renovation in 2022, you may be looking for some design inspiration to help kickstart your project. Here are the top 12 most popular bathroom remodeling trends to give you ideas for your renovation.

1. Bring the Outdoors In

Nature-inspired bathroom remodels are trending in 2022. To make your bathroom feel calming and zen, consider incorporating organic elements like houseplants, shades of green, botanical wallpaper, and textured stone tiles into your design. Installing large windows that let in lots of natural light will also make your bathroom feel more connected to the outdoors.

2. Wood-Look Tile

Photo by Max Vakhtbovych from Pexels

Another bathroom design trend that is not to be missed is wood-look tile. You can install it in your shower or use it as flooring to create a cozy, rustic vibe in your bathroom.

3. Statement Lighting

Lighting is often an afterthought during a bathroom remodel. However, it’s essential to have good lighting in your space so you can get ready in the morning and set a relaxing mood at night.

Choosing a stylish fixture like a crystal chandelier or mid-century modern pendant can elevate your bathroom design. Additionally, installing a backlit mirror or under-cabinet lighting will add a gentle, calming glow to the room and help you unwind.

4. Unique Vanities

Photo by Max Vakhtbovych from Pexels

In 2022 homeowners are gravitating toward unique vanities such as space-saving corner sinks, reeded cabinets, modern floating vanities, and converted dressers. Adding unexpected details like a curved backsplash, vintage faucet, or asymmetrical sink to your vanity will also help turn it into a focal point of your bathroom.

5. Bold Freestanding Bathtubs

Make a fun statement by installing a colorful freestanding tub in your bathroom. Instead of the usual white ceramic, rich shades like matte black and inky blue are expected to be popular choices for tubs this year.

6. Large Showers and Wetrooms

Bigger is better when it comes to showers in 2022. Homeowners are opting for large, tiled shower enclosures with multiple showerheads to create a spa-like experience. Some people are even turning their whole bathroom into a wetroom so they can install a luxurious open shower.

7. Custom Murals

Believe it or not, hand-painted murals are a huge bathroom design trend this year. Painting a custom scene on your bathroom wall (or hiring someone to do it for you if you’re not artistic) allows you to put your unique stamp on your space. Choose a calming nature scene with a muted palette to help you unwind, or go bold and pick a colorful pattern to add visual interest to your bathroom.

8. Luxury Fixtures

Photo by Max Vakhtbovych from Pexels

If you want to increase your home’s value by renovating your bathroom, consider splurging on some luxury features. Experts say spa-like bathrooms with high-end finishes are a top priority for homebuyers. They’re looking for details like granite or quartz countertops, stylish metal fixtures, undermount sinks, and frameless shower doors with thick glass.

Springing for high-quality finishes will not only improve your home’s resale potential, but also enhance your enjoyment of your newly remodeled bathroom.

9. Smart Technology

About 20% of bathroom renovation projects in 2022 will include smart technology of some kind. The NKBA says the most popular high-tech features for bathrooms this year are touchless faucets, touchpad controls for showers, and smart toilets and mirrors. Voice-activated lighting and steam-sensing fans that turn on and off automatically are also common tech-savvy upgrades.

10. Accent Walls in Showers

Photo by Max Vakhtbovych from Pexels

Accent walls aren’t just for bedrooms and living rooms anymore—now they’re showing up in showers. Covering one wall of your shower with bold, patterned tiles is a fun way to add a pop of color to your bathroom without going overboard. Choosing a solid, neutral tile for the rest of the shower will help balance out the feature wall and prevent it from looking busy.

11. Lots of Storage

In a survey by HSH, nearly 70% of homeowners said lack of storage was their number one problem with their home. This year homeowners are trying to address this issue and make their bathrooms more functional by adding extra storage space.

Many bathroom remodels in 2022 will include linen closets, storage towers, open shelving, and built-in makeup vanities for getting ready and displaying beauty products. Some homeowners are also turning their bathroom into a multipurpose space by adding clothing storage and a built-in laundry area.

12. Universal Design

According to the National Kitchen and Bath Association, universal design principles will influence bathroom remodeling projects in 2022. Many homeowners are making their bathrooms more accessible by incorporating features such as grab bars, built-in shower seats, curbless shower enclosures, and handheld showerheads into their renovations.

Your kitchen is the heart of your home. It’s where you cook and share meals with family, entertain friends, and maybe even work from home. Because you spend so much time there, it’s important for your kitchen to have a functional, modern design that reflects your personality. If your kitchen is outdated and in need of a refresh, here are 11 kitchen trends for 2022 to give you some design inspiration.

1. Walk-In Pantries

Photo by Taryn Elliott from Pexels

Walk-in pantries are a must-have kitchen feature this year. According to a recent study by the National Association of Homebuilders, a walk-in pantry is the number one thing homebuyers are currently looking for in a kitchen, tied with double sinks. So if you want to increase your home’s value, make sure you include a spacious pantry in your kitchen remodeling plans.

2. Built-In Banquettes

Built-in banquettes used to be popular in the ‘60 and ‘70s and are making a comeback in 2022. A banquette is a great multipurpose space where you can enjoy a meal, work from home, or just sit and relax. You can even add storage underneath the bench seat to hide away extra kitchen appliances and utensils.

3. Smart Appliances

Another trend that’s taking off in 2022 is smart appliances. The smart kitchen market is expected to grow to $43 billion by 2027. A recent survey even showed that 81% of homebuyers are more likely to purchase a house if it has connected appliances and other smart technology.

Smart appliances will make your home easier to sell in the future and save you time in the present. They offer convenient features such as voice and app control, maintenance alerts, and cooking notifications that let you know when your food is ready.

Smart appliances tend to be more expensive than regular models. However, the ability to preheat your oven remotely or look inside your fridge while you’re at the supermarket is worth the extra cost.

4. Double Islands

If you use your island as a food prep area, kitchen table, and homework spot for the kids, it can quickly become overcrowded. Installing a second island can add some much-needed counter space to your kitchen. You can use one island for cooking and turn the other into a gathering place for family and friends complete with comfy bar stools.

5. Open Shelving

Upper cabinets provide extra storage space for pots, pans, and pantry staples. But they can look visually heavy, especially if they extend all the way to the ceiling. Replacing them with open wood shelving will update your kitchen and make it feel more light and airy. Open shelves are also a great place to display your favorite dishware.

6. Double Sinks

Double sinks are the top feature homebuyers want to see in a kitchen this year for good reason. They make dinner prep and cleanup a breeze by allowing you to multitask. You’ll be able to soak dirty dishes and wash vegetables simultaneously, so you won’t have to spend as much time in the kitchen. You can even get a double sink with multiple faucets or a built-in dish drying rack for extra functionality.

7. Bold Patterned Floors and Backsplashes

Homeowners are gravitating toward bold, patterned floors and backsplashes that show off their personality this year. Mosaic and terrazzo tiles are popular flooring choices for 2022, as are wood herringbone floors.

Geometric tile backsplashes in patterns like chevron and checkerboard are also on-trend. Some interior designers are even using floral wallpaper as a funky, unexpected backsplash. To protect the wallpaper and make it splash-proof, all you have to do is install a thin piece of glass on top of it.

8. Colorful Cabinetry

Gray has been the most popular color for kitchen cabinets for nearly a decade. However, it’s starting to go out of style. Homeowners are opting for bolder hues like sage green and sunshine yellow instead to brighten up their kitchens.

If you want to experiment with colorful cabinetry but aren’t ready to fully commit, try painting your island or lower cabinets a bright shade. Keep the rest of the cabinets neutral for a toned-down yet trendy look.

9. Marble Countertops

Marble countertops have been a staple in high-end kitchens for years, a trend that will continue in 2022. Although white marble was the most popular choice in the past, green and black marble are catching on. Dark marble is easier to clean and stains less than white marble, so it’s a good choice for busy families.

10. Closed-Plan Kitchens

Before the pandemic, most homeowners wanted an open-concept kitchen. Now that many families are trying to work and study from home due to coronavirus, they’re favoring closed-plan kitchens that offer more privacy.

Separating your kitchen from the rest of your home will make it easier to get things done without distractions, whether you’re cooking or telecommuting. Putting up some walls will also help soundproof your kitchen and improve the acoustics for important Zoom meetings.

11. Black Appliances and Fixtures

Copper and brass fixtures were all the rage in 2021. This year, however, homeowners prefer sleek black fixtures. Installing matte black drawer pulls, faucets, and appliances will add a modern, sophisticated look to your kitchen. As a bonus, black stainless steel appliances are smudge-resistant, so you won’t have to spend as much time cleaning off fingerprints.

As you are starting off the new year, you may have noticed that your curb appeal needs a little TLC. Your house’s exterior creates a first impression (like a book cover) that guests, people driving by, and even you get when you see it. Whether you want to upgrade your home’s curb for yourself or you are looking to sell soon, enhancing your curb appeal is one of the most inexpensive yet effective ways to make your home look nicer while boosting its value. Here are our 10 simple, yet effective ways to boost your curb appeal to get your house’s exterior a much needed refresh.

1. Refresh your driveway/walkway

Whether with a power wash, a fresh set of paint, or even applying a colorful new concrete stain – simply refreshing your driveway and/or walkway is a quick, cheap idea to transform your curb.

2. Plant a tree

If you don’t already have a tree or have space for another tree, consider adding a tree yo your front yard. This simple project not only adds curb appeal and freshens up the yard with greenery but it also adds life and longevity to your house.

3. Hang a wreath

Whether a wreath is placed directly on your door, right beside it, or even next to your house number, a wreath is a simple, yet highly personalized way to update you entry. You can choose a wreath that works for all seasons or even change it to match the upcoming holiday or season. Think hearts in February, or pumpkins in the fall.

4. New house numbers

Speaking of house numbers, consider updating your house numbers. You can paint your current number, or even find completely new numbers with a different style and color or material. House numbers should be made of strong material to withstand weather so consider stainless steel, aluminum, or even tile.

5. New lighting

Lighting can really transform a place – even on the outside. Consider adding overhead lighting, path lights, or even wall scones or outdoor fairy lights for a beautiful effect.

6. Add flowers

Flowers are the perfect way to boost curb appeal as it is quick, easy, and takes relatively low commitment. Flowers are a great way to add bright, fun colors and greenery to the front of your house. You can add a flower bos to window sills, beside the walkway, hanging near the door, or in your front garden if you have one.

7. Mailbox makeover

Whether you have a more traditional mailbox that stands up by the side of the road or you have a mailbox mounted to your home, an upgraded mailbox is an easy detail that adds major appeal. You can get a new mailbox (but this widely ranges on costs), or even do a quick refresh with a fresh set of paint, or even attempt a polish.

8. Utilize outdoor furniture

Depending on the size of your front yard, consider adding (or maybe even removing) some outdoor furniture. Too much furniture can look junky while too little can make it seem scarce – try to find a balance that works for you. If you don’t spend too much time in the front yard, don’t overthink this too much. A simple pair of stools with a small table may be all that you need.

9. Paint the door

A fresh, new coat of paint may be just what your home needs. Choose a door that complements the rest of your house’s outdoor colors but still stands out. Keep in mind any HOA requirements. While the average cost for a contractor to paint a door ranges from $125 – $225, if you have the time and are willing to get your hands dirty, you can paint the door yourself over the weekend with a gallon of paint (which ranges from $15-$30). It’s a fairly simple, straight-forward job even for beginners.

10. Add new door hardware

Photo by Lina Kivaka from Pexels

Speaking of the door, try upgrading its existing hardware for a quick, noticeable enchantment. First, consider a different color doorknob to match your door (especially if it is newly painted). Choose a color that contrasts with the door’s color such as a brass hardware with a black door or black hardware with a white or light colored door. Even add a knocker if you feel so inclined.

If you’re planning to remodel your home, you may be wondering which season is the best for home improvement projects. Although you can renovate your home at any time of year, some jobs are harder to complete during certain seasons due to weather conditions. For example, it’s difficult to replace a roof in the spring because of high humidity and precipitation levels. It’s usually better to hold off until summer or fall when the weather is drier.

You may also get lower rates by waiting to complete your renovation during the off-season. Summer is the most popular time of year for most home improvement projects. However, if you don’t mind postponing your remodel until winter, you’ll usually have more contractors to choose from and get discounts on labor and materials.

To help you schedule your remodel at the perfect time, here’s an overview of the pros and cons of renovating during each season.

Summer

Photo by Ylanite Koppens from Pexels

Summer is the most popular season for home renovations, but the oppressive Texas heat can make it uncomfortable to be outside. So you may want to hire professionals who are used to working in the sun to handle outdoor renovation projects for you.

Installing windows or doors can also be unpleasant on hot, humid days, so it may be best to hold off until fall. However, summer is a great time for other indoor remodeling projects like redoing your kitchen.

Many people schedule their renovation to line up with their summer vacation so they don’t have to be in the house during construction. Make sure you book your project far in advance, because contractors are very busy during this time of year. Construction materials and labor can also cost more during the summer due to increased demand, so you’ll need to account for that in your renovation budget.

Best Renovation Projects to Tackle During the Summer

There are a few projects that cost less to complete in the summer, making it an ideal time to check them off your to-do list.

Heating System Repairs

If your furnace needs to be repaired or upgraded, don’t wait until fall or winter. Homeowners rush to replace their heating systems when the temperature starts to drop, so HVAC technicians get swamped. In the summer you’ll have an easier time getting an appointment, and you may even be able to secure a lower rate since it’s the off-season.

Fireplace and Wood Stove Maintenance

The same goes for fireplace and wood stove maintenance. Since no one uses them during the summer, repair technicians have more availability. So it’s a great time to get your fireplace cleaned and ready for the colder months ahead.

Fall

Fall has the same mild temperatures as spring with much less precipitation. This makes it easier to complete outdoor projects like exterior painting, foundation work, and roof repairs. However, the days are shorter in the fall, so your renovation could take longer to complete.

If you don’t mind a slightly longer construction timeline, fall is a great season to remodel your home. Contractors usually have more room in their schedules during the fall than in the summer. Materials will likely be cheaper, and you may have an easier time getting permits because government offices are less busy in the fall.

Best Renovation Projects to Complete in Fall

Here are some projects you should tackle before winter comes and the weather gets colder.

Roofing Projects

The ideal temperature for roof repairs is 40 to 80 degrees with low humidity, so fall is a great time to get your roof ready for winter. The most popular season for roofing projects is summer, so contractors may have more room in their schedules come autumn.

A/C Installation and Maintenance

Most people install air conditioning units in the spring so they can use them during the hot summer months. If you can wait until autumn, it will be easier to hire a contractor and find the materials you need to complete the job. If you already have an A/C unit, fall is a good time to get it checked by a professional to ensure it’s in working order before you shut it off. You should also winterize your unit by cleaning and covering it so water can’t get in.

Exterior Painting

Summer is the most popular season for exterior painting. However, autumn is an equally good time to repaint or reside your home due to the mild weather and low precipitation levels. You might even be able to get a lower rate if you wait until autumn since contractors are less busy.

Winter

Winter is usually the least popular season for home renovations. The snow, cold weather, and frozen ground make it difficult to complete outdoor projects in many parts of the country. However, Texas typically has mild winters, so it may not be a bad time to upgrade your home’s exterior.

Many homeowners don’t want to do any indoor remodeling during the winter either. Most people don’t want to live in a construction zone on Christmas. However, if you’re willing to start your renovation during the holiday season, you can get good discounts on labor and materials. Keep in mind that shipping can be slower in the winter, so it may take longer to get the things you need to complete your project.

Top Renovation Projects to Complete in Winter

Here are the best projects to tackle in winter that won’t be impacted by colder temperatures.

Additions

The weather conditions in winter are ideal for adding an addition to your home. The dry, cold ground makes it easier to dig foundations and pour concrete. The bulk of the work will also be completed before spring, ensuring that your addition isn’t ruined by surprise thunderstorms.

Bathroom Remodel

Most of the work for a bathroom remodel happens indoors, so cold weather isn’t an issue. And since it’s the off-season, contractors will have more availability and may offer lower rates. However, you should still plan your renovation at least a few weeks in advance. Your contractor will need time to order materials even if their schedule is clear.

Upgrade Appliances

You can save big by upgrading your appliances during the winter. Retailers mark down appliances by up to 25% on Black Friday and run additional promotions throughout the holiday season.

Spring

Image by Larisa Koshkina from Pixabay

Spring is a good time to renovate your home because of the warm, mild weather. However, April and May showers could put a damper on your plans, especially if you’re tackling certain exterior remodeling projects. When the ground is wet and muddy, digging holes for a pool or garage foundation may be harder. Roofing projects can also be tougher to tackle during the spring if your area gets lots of thunderstorms.

If you’re willing to deal with the logistical challenges rain brings, spring may offer better contractor availability than the busy summer season, especially if you book far in advance. Experts recommend making construction plans during the winter lull so you’re ready to break ground as soon as spring hits. You can also schedule your renovation to align with your spring break trip so you don’t have to live in a construction zone.

Best Renovation Projects to Tackle This Spring

To help you make your spring renovation plans, here are some of the best projects to tackle during this season.

Window Replacement

Summer is the most popular time to replace windows, which can make it hard to get an appointment. It’s usually easier to find a contractor in the spring before they get too busy. And since the weather is warm, you won’t mind if a breeze blows through your home while your windows are being upgraded.

Deck Installation

Installing a deck in the spring will enable you to enjoy your new outdoor space all summer long.

Driveway Resurfacing

The optimal temperature for laying asphalt is 70 degrees, so spring is one of the best times to resurface your driveway.

We could all use some rest and relaxation right about … yesterday which is why it’s important to have a home bathroom where you can relax in after a long day. Aside from the kitchen, the bathroom is one of the most essential, important rooms in the house. Besides the obvious uses for a bathroom, the bathroom is also important because it can provide you and your family the necessary space to relax and unwind from the stresses of everyday life. Unfortunately, if your bathroom space is outdated, nonfunctional, or just plain old, it can put a damper on that relaxation. Luckily, below are 6 ways to upgrade your bathroom to create a spa-like experience.

Reduce visual clutter

If you’ve ever been stressed or uneasy seeing mess around the house, you know just what a buzzkill clutter can be. Consider not only tidying up your bathroom space, but think about what storage options you have available to keep that clutter at bay. Is your current storage (i.e. cabinets, vanity, caddies) keeping things consistently out of sight? If not, it might be time for an upgrade.

Add a touch of gold

Photo by Karolina Grabowska from Pexels

You don’t have to dig for gold or buy 5 golden rings, but consider adding items in your bathroom that have gold accents or hints of gold-colors in them. For example, consider adding a gold-colored faucet to the sink or bathtub, or maybe upgrading to a gold-trimmed mirror. You could also go smaller and add little decor like a mini plant with a gold pot, gold-accented soap dispenser, side table, or towels with gold-colored embroidery.

Upgrade your tub / shower

Consider small upgrades to your current bathtub or shower such as installing a rainfall shower, switching to a removable, hand-held shower head, upgrading to a multi-level showerhead, or switching your bathtub faucet to a more aesthetically appealing faucet head. You could also consider a complete tub and shower upgrade by either adding a shower-tub combo (if you don’t already have one), upgrading to a soak-in tub, or completely re-tiling the shower.

 Set the mood with lighting

Photo by Max Vakhtbovych from Pexels

Effective lighting can affect the mood of the environment for better or worse so choosing the right lighting is important. Spas typically use candles to make the room luminous and relaxing so consider installing a light dimmer to replicate this. If this seems like too big of a change, you could simply switch to dimmer light bulbs. Also consider adding lighting behind your mirror and under cabinets. To increase the ambiance, consider investing in a few candles as well that will not only set the spa-like environment through lighting but through relaxing scents as well.

 Use a relaxing color scheme

Like lighting, color can also affect the environment’s mood. Choosing the right color scheme can be a great way to set a spa-like environment while still putting your personality into the design. Consider whites & ivories, as well as neutral colors or wood-like features. For more specific ideas or for colorful inspiration, check out these soothing bathroom color schemes

 Add nature-like elements

Photo by Max Vakhtbovych from Pexels

Earthy and natural go together well to create a relaxing environment and what better way than to add some nature-like elements to your bathroom. Consider adding some live plants to your bathroom to set the mood and purify the air. Consider plants such as succulents, money trees, or ferns that look aesthetically pleasing and will add personality to the bathroom. For low light settings, a spider plant or Boston fern work well. If live plants aren’t your thing, fake plants work to set the mood while requiring no plant care. Natural stone is another way to set the earthy, natural feel and can be incorporated into fixtures, patterns, decor, or even as a tool for your at-home spa routine.
